Most of our work involves mineral title examination, ownership research, and curative, but we handle a range of related services depending on what the project requires. Here’s what we do.

Mineral Title and Curative. We go through county clerk records to determine exactly what mineral rights you own and fix any title problems that could prevent you from receiving revenue. Our title research traces ownership through multiple generations of deeds, probates, and conveyances to establish a clear, documented chain of title.

Mineral Purchase Offers. If you’ve received an offer to buy your mineral rights, we help you understand what you actually own and what it’s worth before you make any decisions. We analyze current production, evaluate development potential, review lease terms, and give you a clear picture so you’re not negotiating blind.

Inherited Interests. We help heirs claim their inherited mineral rights. This includes tracing multi-generational ownership chains, preparing heirship documentation, resolving title gaps, and working with operators to get ownership recognized and royalty payments flowing. Suspended Funds. If you should be receiving royalty payments but aren’t, there may be funds being held in suspense by the operator due to title issues or missing documentation. We identify suspended revenue, resolve the documentation problems, and work directly with operators and state agencies to get those funds released.

Brokerage Services. We generally advise mineral owners not to sell. Mineral rights are a long-term asset, and in most cases, holding is the better financial decision. But we also understand that every family’s situation is different, and sometimes selling makes sense. When a client decides to sell, we help them through the process: connecting them with qualified buyers, ensuring the deed language is correct, and making sure they receive fair market value. We get paid for the research whether the client sells or not, so our advice isn’t tied to closing a deal.

Acquisition and Divestiture Due Diligence. For buyers and sellers of mineral assets, we provide the title examination, production analysis, and ownership verification needed to support informed transaction decisions.

Estate Planning Support. We help mineral owners and their legal and accounting teams identify and document their mineral holdings as part of estate planning. This includes verifying current ownership, identifying title issues that could complicate future transfers, and making sure mineral interests are properly documented so they pass to the next generation without problems. If the estate involves a step-up in basis, we provide the ownership and production data that appraisers need for their valuation.

Attorney Support. We provide title research and documentation services for law firms handling probate, estate administration, real estate transactions, and mineral ownership disputes.
